  • The FORM in Warsaw will feature 30,800 sqm of office, service and retail space and will set new benchmarks for ESG in Poland

Lincoln Property Company – an established investor, developer and manager which operates in the commercial real estate sector in the US and Europe –  is proud to announce that construction has begun on its landmark 30,800 sqm office development The FORM in Warsaw, Poland. 

Located in Warsaw’s Wola district – recognised as one of the most desirable business districts in the city – The Form will set new benchmarks for sustainability and wellbeing in Poland, and will include office, service, and retail space across nine floors when it completes at the end of Q4 2024.

To mark the start of construction, Lincoln Property Company has appointed  PORR S.A, part of the Austrian PORR Group, as the general contractor, whilst JLL will be responsible for the leasing of the building. Designed by Kuryłowicz & Associates, Vietzke & Borstelmann Achitekten and the Epstein studio, the 28,300 sqm of office space will provide occupiers with ultra-modern workspaces which will feature the latest technologies and set new standards for ESG solutions.

The FORM will feature a triple-glazed façade with a thermal coating to ensure high energy efficiency and 100% of the electricity will come from renewable sources, including a photovoltaic panel installation located on the building’s roof. The design also allows The Form to provide 30% more fresh air to the office spaces, while innovative technology will reduce water consumption by 50%. There will also be a reservoir for rainwater which will be used to water the surrounding greenery and the building will be equipped with top-of-the-line air purification, humidification, and free-cooling systems.

Occupiers will benefit from flexible floor spaces which range from 2,650 to 3,700 sqm, as well as three outdoor terraces which provide a perfect location for events and meetings. The FORM will include a spacious green patio at the heart of the building which provides further meeting and relaxation space for tenants. The building also aims to achieve Platinum level WELL, LEED, ActiveScore and AirRated certifications to ensure the workspaces meet the sustainability and wellbeing needs of its occupiers.

The area around The FORM will seamlessly blend in with the newly planned city park, which will be located in close proximity to the building. On the first floor of the building, tenants and the local community will have access to 2,500 sqm of services and retail outlets. All retail and service units within The FORM will be accessible to customers directly from the street, and an underground parking garage will offer 254 parking spaces for tenants and visitors – 30% of which will be equipped with electric vehicle charging points. There will also be more than 210 bicycle racks, as well as amenities including changing rooms with showers, repair stations and charging points for bicycles and electric scooters.
